The land – to the north of Bury St Edmunds in Suffolk – has been purchased by Vistry and is part of one of the region’s largest sustainable urban extensions.
The transaction was brokered by the development team at the Savills Cambridge office on behalf of a private landowner.
The scheme benefits from hybrid planning permission from West Suffolk District Council for a total of 1,375 new homes alongside a number of community facilities, with 287 having secured detailed planning and the remaining 1,088 homes and community facilities with outline planning.

Located 2.4 miles north east of Bury St Edmunds, the site will provide a mix of housing tenures to meet the demands of the local community, with at least 30% of the 1,375 homes designated as affordable housing.
The masterplan includes up to 1,375 homes, provision for a new primary school, a local centre and community space, and a country park, and extensive green spaces throughout.
The site benefits from excellent transport links, with two railway stations within two miles offering regular and fast services to Cambridge and Ipswich. Additionally, the nearby A14 connects Bury St Edmunds to Ipswich, Cambridge, Huntingdon and the A11, the latter linking to the M11 motorway. Stansted Airport is around 50 miles away and easily reached by road.
Work on the 287 new homes with detailed planning is anticipated to commence in spring 2026, with the remaining 1,088 homes and community facilities to be delivered in phases until 2031.
