Savills leads on landmark West Midlands campus sale enabling Birmingham City Centre office relocation

The sale of a substantial purpose-built headquarters office building in the West Midlands has paved the way for potential redevelopment of the site.

Located in Wythall, Bromsgrove, the 400,000 sq.ft purpose built office building was sold by Savills to private investor Cilldara Group, on behalf of Phoenix Group, one of the UK’s largest long-term savings and retirement businesses, who have relocated to new Grade A offices at 10 Brindleyplace, Birmingham, where they take up 25,107 sq.ft on the sixth floor of the building – the first Fitwel accredited office in the city.

The 40 acre self-contained site in Wythall, situated within close proximity to the M42, benefits from planning permission for further development plots and presents a range of potential future development opportunities.

The campus is an allocated employment site, outside of the surrounding green belt, and it is understood that Savills submitted a pre-application to the local authority for a residential led redevelopment in line with the new National Planning Policy Framework.

Sadie Janes, Head of Development for the Midlands at Savills, comments: "We have worked closely with Phoenix Group to understand their real estate objectives, resulting in their relocation strategy to 10 Brindleyplace, drawing upon our breadth of services across office agency, building consultancy, planning and development.

“The relocation to a new central Birmingham hub has enabled the disposal of Wythall Green and we are extremely pleased to have secured the unconditional sale of this unique site, in a strategic location.”

Lucy Thompson, Head of Property and Workspace at Phoenix Group, adds: “We are delighted to have secured the sale of our former office headquarters and grateful to Savills for their expertise in supporting our estate review, culminating in a relocation strategy and achieving this outcome in the timescales provided."
